We believe the secret to our successful rental department is our fussy, particular approach to selecting the right tenant for your home, then treating them right.

We also extend our fair fee policy to letting charges. We are keen to provide the highest service at the most reasonable cost. You will see that our services are fully loaded and all inclusive.

Fully Managed Service

360 inclusive of VAT upon move in, and

10% plus VAT of the monthly rent

This option is best for the new landlord or the experienced landlord with other demands on their life! It's important for you to know what you get for this fee. We include a lot; it's what makes our fee superb value and fair, just like we set out to be.

  • We will come and see you, value your home and provide and provide advice. We can even meet you before you start work on your property.
  • We will take your instructions on exactly the kind of tenant you would like.
  • We will take sumptuous quality photographs. This is a must.
  • We will market your property on rightmove and Zoopla plus many others.
  • We accompany viewings. Morning, noon or night. Weekends too.
  • We will discuss the best, most suitable prospective tenants with you.
  • We will run a selected tenant through a thorough referencing process.
  • We will co-ordinate the move in, prepare a detailed independent video inventory and prepare the Assured Shorthold Tenancy Agreement
  • We will meet the tenant, have them sign the relevant legal documentation and provide them keys.
  • We will provide them with your details for contact and rental payments.
  • We will place the deposit with the Deposit Protection Service.
  • Let the management commence! We notify you of the payment dates.
  • We set up the payment schedule with the tenant. We monitor rental payments.
  • We pay you within seven days of receiving the rent.
  • We field phone calls from the tenant regarding maintenance and any other issues the tenant may experience.
  • Our trained staff know your responsibilities are and what lies with the tenant.
  • We report to you. We can even have a pre agreed expenditure budget.
  • We arrange property inspections on an individual basis.
  • Our aim is to keep you and your tenant happy. We find happy tenants stay longer.
  • We know our stuff. We manage the tenancy around the ever changing laws and regulations. This is one of the most important aspects of what we do. It keeps things running smoothly.
  • Arranging for tenancy extensions or roll over agreements
  • At the end of the tenancy we will carry out the final inspection. You are welcome to be involved, but generally we take care of it. We will take meter readings and discuss any condition issues with the tenant and you.
  • We liase with the Deposit Protection Service to release the agreed amounts.
  • All in all, peace of mind that your property is in the professional hands of a caring, well respected, hands on local agent.

We hold client's money in a designated account, a client's account.

We do not operate Client Money Protection Insurance (CMP).
