We totally understand that with moving home, you already have plenty of expenses.
We need to make a charge to cover referencing, preparation of the agreements, inventory and the time involved in co-ordinating it all. We make it a fair charge.
£240 inc VAT for a single or joint application
£60 inc VAT for any further applicants or a guarantor
Once you have decided that you would like to live in a property being let by us, we will outline your position to the landlord. Once the landlord has agreed to letting the property to you then an application fee of just £240 inc VAT is required.
The tenancy application fee covers the cost of your referencing and the preparation of an Assured Shorthold Tenancy Agreement along with an independently prepared video inventory plus PDF copy. The referencing includes checking your credit and employment status, affordability and obtaining previous landlord references. In addition, there is now a legal requirement to check each applicant has the Right to Rent in the UK. This will be invoiced separately at around £15 per person by the reference company.
A guarantor may be required subject to the outcome of your referencing and/or your personal circumstances. At this stage we would need to ask our landlord if they are happy to accept an applicant in need of a guarantor. Prior to moving in you will need to pay a deposit (typically equivalent to one month's rent). and the first month's rent are required in cleared funds prior to the start of the tenancy. We are members of the Deposit Protection Service.
It is essential that if you are paying by bank transfer that you send payment no later than 48 hours prior to the move in.
Further charges may be applicable to some tenancies and are outlined below;
Tenancy Renewal Fee - We do not charge a renewal fee.
Amendment Fee - £60 Inc VAT
You may request an amendment to the tenancy agreement due to a change in personal circumstances such as one tenant leaving the property (subject to the landlord's approval) or a name change after marriage. We may be required to prepare an amended tenancy agreement which could include the need for further referencing.
Late Payment Fee - This may be charged in accordance with the tenancy.
Missed Inspection Fee - £24 inc VAT.
During your tenancy we will visit to ensure that the property is in good order and discuss any concerns you may have. If a scheduled and confirmed appointment is missed a charge may apply.
Missing a contractor appointment - £60 inc VAT.
Where you have organised to meet a contractor at the property, but you fail to keep the appointment without at least 24 hours notice, the contractor is inconvenienced and may charge a call out fee regardless.
